London Gateway has planning approval for approximately 9.25m sq ft (860 k sq m) of accommodation, which is primarily B8 warehousing along with some general and light industry, research accommodation and associated service facilities such as retail and a hotel.
The Park comprises a total of 560 acres (227 hectares), which includes the main Park infrastructure corridors incorporating the roadways, service corridors and the Sustainable Urban Drainage System (SUDS). When these infrastructure corridors are deducted, there are approximately 453 acres (183 hectares) of developable plot areas.
The Park has three height zones, approximately 15% immediately adjacent to the northern boundary of the Park is restricted to 12m building heights, approximately 30% is restricted to a height of 21m, and the balance (some 55% of the permitted planning area) is restricted to 36m in height. A variation to the outline planning approval has also recently been secured which enables this height restriction to be lifted to 41.5 metres for a particular building requirement.
With a floor-plate of up to 1.29m sq ft (120k sq m), London Gateway can offer some of the largest logistics buildings in the UK. This potential scale of building offers occupiers extremely good flexibility, substantial operational savings and efficiencies, and almost unrestricted flexibility in terms of building design.
The Park is also providing 50 hectares of land specifically for rail-served buildings, and these are located to the south and east of the Park. In addition to the rail terminals in the Port, a common user rail terminal will be provided in the Park for use by those customers whose buildings are not directly served by rail. London Gateway will also offer a truck park with 24/7 facilities.
The Park will offer high quality architecture, extensive landscaping to create local habitat and a feeling of space, with footpaths and cycle ways provided within the infrastructure corridors.
